Masterplanning
You have a 50-hectare site outside Moscow. The brief is signed: a destination resort, a 4-star hotel, 80 cottages, a spa, a restaurant, an event lawn, structured parking, three categories of trail. The investment committee meeting is in October. The brief is correct, but the site is silent. The program reads as a list rather than as a place. The masterplan is where these two things meet.
Masterplanning at Lex te Loo Architects begins with reading territorial forces, water, terrain, mobility, prevailing wind, neighbouring densities, cultural weight, and lets program, density, and phasing emerge from that reading rather than being imposed on it. The problem we solve
Most masterplans fail in one of three ways. The first failure is a brief without a site. The program was resolved on paper before anyone walked the territory, and what gets built is a list of objects scattered across land that should have organised them. The second failure is a site without a brief. The territory is read with curiosity but the project never reaches a defensible financial envelope. The third failure happens at АГО, where a concept developed without regulatory awareness returns with remarks that add nine to fourteen months to the timeline.
Each of these failures is preventable. The Geological Method is built to refuse them: read the forces, find the organising element, write a sequence rather than a cluster, hand off a package the city's chief architect can sign.
What you get
Concept
A concept booklet of 60 to 90 pages: site reading, organising-element diagram, program structure, sequence diagram, strategic massing, plans and sections at 1:5000 or 1:2000, technical and economic indicators (ТЭП). The document on which an investment decision can be made.
АГО
The package the Moscow Committee for Architecture (or the regional equivalent) can sign without remarks. Архитектурно-градостроительный облик materials: facade studies, urban-scale views, integration into the surrounding fabric. We prepare and present.
Авторское сопровождение
10% of fee through delivery. Quarterly reviews. The right to intervene when the territorial logic is being diluted. A retained authority over the concept until the project meets the territory.
