Public Space Design

The park bench you remember from childhood was not placed by accident. Someone read the prevailing wind, the angle of afternoon sun, the line of sight from the path, the proximity of trees. Public space is the result of small decisions made well, repeated across hundreds of choices, held together by a single spatial idea. When the choices are made carelessly, you get furniture in fields. When they are made well, you get a place.

Public space design at Lex te Loo Architects treats a park, courtyard, or transport hub as a continuous experience organised by territorial logic, not as a furniture layout problem. Concept and АГО stages, fixed scope, fixed timeline.

The problem we solve

Public space is the easiest budget to under-spec and the hardest result to recover. A municipality or developer commissions a concept, the consultants resolve it as a furniture plan with seven seating typologies and three lighting fixtures, and the result is a place that nobody crosses. The failure is not in the furniture. It is in the absence of a spatial organiser, a path that goes somewhere, a view that pulls people through, a microclimate that holds them.

Our work begins one step earlier. We read the terrain, the water, the light, the wind, the existing use patterns, and we find the one spatial element that organises everything else. The benches come at the end.

What you get

Concept

A concept booklet of 50 to 70 pages: site reading, organising-element diagram, movement and gathering analysis, microclimate strategy, ecological layer, plans at 1:1000 or 1:500, planting palette, lighting strategy, integration with adjacent fabric.

АГО

The package the city's chief architect can sign. Public-space-specific materials: night views, seasonal views, integration with adjacent street profiles, access for maintenance and emergency services. We prepare and present.

Авторское сопровождение

10% of fee through delivery. Quarterly site visits. The right to intervene when planting palettes are downgraded, when seating is value-engineered out of position, when paving is changed mid-tender. Public space deteriorates fast under execution pressure; авторское сопровождение is what holds it.

Timeline

Phase Duration What you get
Concept 6 to 10 weeks concept booklet, plans, planting and lighting strategies, microclimate analysis
АГО 8 to 12 weeks the package the city's chief architect can sign
Авторское сопровождение project lifetime, 10% quarterly site visits, design supervision, right to intervene during execution

We quote a fixed price within five working days of the first call. No estimates, no time-and-materials.
