Feasibility Studies
You have a site under consideration, an offer on the table, and a deadline to decide whether the project deserves a concept commission. The brief is uncertain, the program is fluid, and the only firm fact is that you cannot commit several million to a full concept without knowing whether the answer will be coherent. Feasibility is the work of the week or two that determines whether the next eight weeks are worth doing.
Feasibility studies at Lex te Loo Architects are short, sharp assessments of whether a site, a brief, and a budget can produce a coherent project. Two to three weeks, fixed scope, fixed price. The output is a yes, a no, or a reframe.
The problem we solve
Most developers commit to architectural commissions before they should. The site looks promising, the broker is enthusiastic, the timeline is pressing, and the concept commission is signed before anyone has tested whether the basic numbers work. Three months later the project hits a wall: the program does not fit the lot, the access is not feasible, the regulatory framework prohibits the use, the economic envelope is wrong by a factor.
The alternative is the two-week feasibility check. We walk the site, read the regulatory framework, sketch three possible massing options, run rough ТЭП on each, and present a one-page diagnosis. Yes, the project is feasible; here is the strongest of the three options. No, the project as briefed is not feasible; here is the reason. Or: yes, but only if you reframe the program in the following way.
What you get
Site reading
We walk the site, photograph what matters, pull the regulatory framework (ПЗЗ, ГПЗУ, генплан), and identify the three forces that will most constrain or enable the project: terrain, mobility, neighbouring density, regulatory limit, environmental restriction. Output: a one-page site reading.
Three options
Three massing options with rough ТЭП per option. Each option tests a different organising element and a different program intensity. Not finished designs — sketches sharp enough to evaluate against each other and against the regulatory limits.
Recommendation
A written recommendation: proceed (here is the strongest option), decline (here is the reason), or reframe (here is the program change that makes the project work). Delivered as a short presentation. If you proceed, the Concept stage begins within a fortnight, on the option the feasibility identified.
