Residential Design
A house is the project where the client lives in the answer. Every drawing decision is a daily-life decision. Where the morning light lands, where the kitchen counter ends, where a teenager can sit unobserved, where guests are met. Residential design is the architecture closest to the people who use it, and the discipline most punished by abstraction.
Residential design at Lex te Loo Architects starts from the relationship between the family and the territory and lets the house emerge from that relationship. Concept and АГО stages, fixed scope, fixed timeline.
The problem we solve
Most house projects fail when the architect listens to the brief and ignores the family. The brief asks for four bedrooms, two baths, a study, a guest suite. The family lives differently: the kitchen is where everyone gathers, the study is rarely used, the guest suite hosts a parent twice a year. The house that gets built is the brief's house, not the family's. Two years later there are walls in the wrong places.
The alternative is to spend the first week not designing. To ask how the day actually runs. Where the noise happens, where the silence is needed, where the territory is read from. A small site reading. Then the design begins, and the brief is rewritten as the spatial answer is found.
What you get
Concept
Concept booklet, 30 to 50 pages. Family-day reading, site analysis, organising spatial idea, plans, sections, elevations, interior atmosphere studies, materials palette.
АГО (where required)
Where local regulations require, we extend the concept into the documents needed for permits and approvals. For private houses outside Moscow this is often a lighter package than commercial АГО.
Авторское сопровождение
10% of fee through delivery. Quarterly reviews. The right to intervene when the territorial logic is being diluted. A retained authority over the concept until the project meets the territory.
